12 and 13 Everton Avenue, Cabra, have been derelict for approximately 20 years, according to local residents. Both properties have continued to deteriorate since the owner was first notified of the Council’s intention to place them on the Derelict Sites Register. Number 12 has now been added to the Register, while the status of Number 13 remains under review.
I will continue to advocate for the addition of Number 13 to the Register, as this is an important first step toward bringing the property back into productive use.
Update: 11th February 2026
12 Everton Avenue was officially entered onto the Derelict Sites Register. According to a Council official:
“The instruction that I got in relation to No. 13 was that this was not in a condition that warrants immediate entry on the Register, but that the file should remain open and the property subject to periodic inspections and review.”

Update: 3rd December 2025
The owner submitted written representations in response to the Council’s notices, as provided for under the Derelict Sites Act 1990, stating that the issues affecting both properties would be addressed.
However, a subsequent inspection found that the condition of the properties had not improved. In particular, No. 12 had further deteriorated, with visible damage to the front door and other signs of neglect. As a result, the inspector recommended that the property be added to the Derelict Sites Register.

The Council served Notices of Intention to Enter on the Register to the owner of both properties.

Local residents formally requested that the Council add these properties to the Derelict Sites Register.
