12 and 13 Everton Avenue in Cabra have been derelict for around 20 years, according to local residents. Both houses have continued to deteriorate since the owner was first served notice of the Council’s intention to add them to the Derelict Sites Register.
Number 12 has now been added to the Register, while Number 13 remains under review.
I will continue pushing for Number 13 to be added, as this is the first step towards bringing both properties back into use.
Here are some updates from over the years:
Update: 11th February 2026
12 Everton Avenue was officially added to the Derelict Sites Register.
According to a Council official:
“The instruction that I got in relation to No.13 was that this was not in a condition that warrants immediate entry on the Register but that the file should remain open and the property subject to periodic inspections/review.”

Update: 3rd December 2025
The owner made written representations in response to the notices, stating that the issues with the properties would be addressed.
However, when the Council inspector visited the site, they found that both properties remained in poor condition, with Number 12 in particular having worsened, including visible damage to the front door.
The inspector recommended that Number 12 be added to the Derelict Sites Register.

Update: July 2025
The Council served notices to the owner of both properties, informing them of its intention to add the sites to the Derelict Sites Register.
Update: October 2024
Local residents formally asked the Council to add both properties to the Derelict Sites Register.
