8 and 10 Ferguson Road, Drumcondra were compulsorily purchased by Dublin City Council in January 2019 under the Derelict Sites Act. Both houses show significant signs of subsidence. The council is planning to refurbish both houses for social housing. Here are some updates from over the years:
Update: 11th November 2025
Subsidence has been identified in both properties, and as a result, demolition will be required. A geotechnical survey must be carried out prior to any potential rebuild.
Due to the extent of these works, a feasibility survey will also be necessary to assess whether continuing with the project offers value for money.

AA & EIA Surveys completed this week (W/E: 30/03/25); reports to follow next week.AA & EIA surveys are the last requirement for submission of the Part 8 Planning application.Part 8 process takes 20 weeks.Once Part 8 process compete/approved – Construction Contractor to be publicly procured via eTenders.
Update: 10th December 2024
A Technical Design Team is in place and investigations are underway to identify the root cause of settlement/subsidence. Once the root cause is established Housing will apply for Part 8 planning. Housing Maintenance have cleared the gardens from overgrowth.

No. 8 &10 Ferguson Road is currently at the design stage and plans are being prepared for its refurbishment and return to use.
Update: 7th February 2022
Nos. 8 & 10 Ferguson Road. The City Council is currently reviewing proposals for these properties on how best to return the properties to use. Due to the extent of work required, it is anticipated that these properties will be returned to use in early 2024.
